As Hurricane Season Ends, Palmetto Bay Roofer Recognized by the Village Shares a Post-Season Roof Checklist for Miami-Dade Homeowners

Oct 31, 2026

Greener Roofing & Solar, honored with a mayoral proclamation earlier this year for donating a hurricane-code roof to a Palmetto Bay nonprofit, explains what to check after storm season and what Florida law says about older roofs and insurance renewals.

-- The Atlantic hurricane season ends on November 30, and Greener Roofing & Solar is urging Miami-Dade homeowners to check their roofs now, while there is still time to plan repairs and insurance paperwork before the 2027 season.

Earlier this year, Village of Palmetto Bay Mayor Karyn Cunningham presented a proclamation to Maycol Delgado, Greener's founder and president, after the company donated a $30,000 roof replacement to Be Strong International, a nonprofit that serves more than 16,000 South Florida families each year. The new roof on the organization's Palmetto Bay headquarters was built to Miami-Dade's High-Velocity Hurricane Zone (HVHZ) standards.

"The weeks after hurricane season are when you can actually do something about your roof," Delgado said. "A problem found in November is a repair. The same problem found after next year's first storm is usually a ceiling, an insurance claim and a much bigger bill."

A post-season roof checklist for Miami-Dade homeowners

Greener recommends that homeowners take six steps before the end of the year:

  1. Look from the ground for lifted or missing shingles, cracked or slipped tiles, and loose flashing.
  2. Check ceilings and the attic for water stains or damp insulation.
  3. Clear gutters, downspouts and flat-roof drains.
  4. For homes with solar panels, look for loose mounts or debris under the array and confirm the monitoring app shows the system producing.
  5. Photograph the roof and keep permit records on file for insurance renewals and future claims.
  6. Confirm the roof's age before the homeowner's insurance policy renews.

Florida law protects homeowners on that last point. Under Section 627.7011 of the Florida Statutes, an insurer may not refuse to issue or renew a policy solely because of the age of a roof that is less than 15 years old. For a roof 15 years or older, the homeowner may have it inspected by an authorized inspector, and if the inspection shows at least five years of useful life remaining, the insurer may not refuse or nonrenew the policy solely because of the roof's age.

When a roof with solar panels does need to be replaced, Greener handles the whole job, including detaching and resetting the solar system. Its crews test and label the system before removal, store the panels during the roof work, then reinstall them on the new roof with HVHZ-rated mounting hardware and new flashing, reconnect the monitoring and run a final production test. Because one company handles both the roof and the solar work, homeowners avoid coordinating two contractors and the finger-pointing that can follow a leak.
